$9.5 Million Penthouse Has A Bird’s-Eye View On Austin, Texas

With bragging rights as the live music capital of the world, Austin, Texas, is often filled with sound. Yet, that’s not all you’ll find rising high above the streets. Some valuable downtown airspace is also where a select few make their homes in luxury and style.

The 12 penthouses at The W Residences offer the amenities of a luxury hotel, privacy and bird’s-eye views of greater Austin and surrounds.

One such residence now for sale on the southwest corner of 210 Lavaca Street showcases scenic panoramas of the Colorado River-fed Lady Bird Lake, Texas Hill Country and the setting sun.

The dozen penthouses atop the 37-story tower rarely come on the market but, late last year, a 3,617-square-foot, three-bedroom listed at $17 million. The artful designer-done condo was reported as the Austin area’s most expensive listing at the time by Forbes.com.

With more space at 3,817 square feet, the recently introduced Unit 3502 is priced at $9.499 million. High ceilings, 14-foot floor-to-ceiling windows and two covered terraces add to the expansive feel.

The sleek, ultramodern spaces utilize wide-plank floors, oak-wrapped columns and custom woven grasscloth.

Illuminated bronzed steel panels add a unique focus in the foyer. A fireplace anchors a wall of the living room, where walls of glass meet in one corner. A cocktail seating area features black walnut shelves.

The open-plan living area flows into the dining room and kitchen, outfitted with Miele appliances, bronze tile backsplash, custom cabinetry, motorized window shades and wine refrigerator.

There are three bedrooms, a media room, three full bathrooms and a powder room. The third bedroom has lofted bunk beds, desks and built-in storage so it could be used as a home office.

The unit comes with three parking spaces and two storage units.

Built in 2011, the W initially had about 160 residences above the hotel floors but the number keeps changing as residents buy side-by-side units and connect them to expand their living spaces.

Perks include concierge, valet parking and hamper-to-drawer laundry services. A resident-only swimming pool sits on the fourth-floor rooftop.

Listing manager Jenna Filardi at Moreland Properties’ Eric Moreland Group could see the penthouse appealing to second or third homeowners or investors. Buyers, she says, who “want a weekend place to enjoy while visiting Austin for UT games, visiting family or enjoying the city’s amenities.”
